The EPC (Energy Performance Certificate) requirement trips up more grant applications than anything else, but it's straightforward once you understand it.
What you actually need
- A valid EPC issued within the last 10 years.
- No outstanding recommendations for loft or cavity wall insulation. If your EPC lists these, you generally need to install them (or hold an exemption) before the grant is approved.
There is no minimum EPC rating — you don't need a C or above. A lower-rated home can still get the grant, provided the insulation conditions are met.
