Heat pump grants for new builds
The honest answer on new builds and the Boiler Upgrade Scheme — and why most new homes aren't eligible.

This is a common question with a clear answer, so we'll be straight: standard new builds are generally not eligible for the Boiler Upgrade Scheme.
Why not
The grant exists to replace an existing fossil-fuel heating system. A brand-new home bought from a developer is expected to be built with low-carbon heating already fitted, so there's nothing to replace — and no grant. Building regulations are steadily pushing new homes toward heat pumps as standard anyway.
The narrow exceptions
There are limited cases — such as certain self-build properties — where eligibility can differ. If you're self-building, it's worth checking the current rules directly with an MCS installer rather than assuming either way.
Common questions
Are new builds eligible for the Boiler Upgrade Scheme?
Generally no. The grant replaces existing fossil-fuel heating, and new builds from developers are expected to have low-carbon heating already, so there's nothing to replace.
What about self-builds?
Self-builds can sometimes differ from standard developer new builds. Check the current rules with an MCS installer for your specific situation.
My new build has a gas boiler — can I get the grant?
Possibly not under the standard rules, since new builds are treated differently. It's worth confirming directly, as policy in this area evolves.
Will new homes have heat pumps by default?
Increasingly yes — building regulations are steadily moving new homes toward low-carbon heating like heat pumps as standard.
