New builds

Heat pumps for new builds

Many new builds already come with a heat pump — and the grant rules are different for new homes. Here's the honest picture.

New builds are a special case. Increasingly, new homes are built with a heat pump already fitted, because building regulations are moving that way. And the grant position is different: standard new builds generally aren't eligible for the Boiler Upgrade Scheme, because the grant exists to replace an existing fossil-fuel system.

What this means for you

  • If your new build already has a heat pump: great — you have an efficient, low-carbon system from day one. This page's value is understanding running costs and maintenance, covered in our cost guide and basics guide.
  • If your new build has a gas boiler and you're considering switching: check the grant position carefully, as new builds are treated differently. More on new-build grants.
  • Self-builds can differ from developer new builds — worth confirming directly with an MCS installer.

Common questions

Do new builds come with heat pumps?

Increasingly yes. Building regulations are steadily moving new homes toward low-carbon heating, so many new builds are fitted with a heat pump as standard.

Are new builds eligible for the heat pump grant?

Generally no. The Boiler Upgrade Scheme replaces existing fossil-fuel heating, and new builds are expected to have low-carbon heating already. See our new-build grants page.

My new build has a gas boiler — what are my options?

You can still consider a heat pump, but the grant position for new builds is different, so confirm eligibility directly. Self-builds may differ from developer homes.

Are heat pumps cheap to run in a new build?

Often yes — new builds tend to be well insulated, which means low heat loss, a smaller system and lower running costs.
